Homes in Surrey
Surrey's 185,670 occupied homes are a mix: 33% detached houses, 48% apartments or units in buildings of two or more homes and 19% semi-detached and row houses.
Much of Surrey is new: 43% of homes were built 2001 or later, and only 20% in 1980 or earlier. 70% of homes are lived in by their owners.
Of the 33 British Columbia cities we have census figures for, Surrey has some of the newest homes. In White Rock, 10 km away, 74% of homes are apartments, more than here. Nationally, Surrey's homes are newer than those in 93% of the 167 Canadian cities we have census figures for.

Shallow openings
43% of homes were built in 2001 or later. Newer windows are often set close to the room side of the wall, and handles, cranks and alarm sensors stick out into the space a louver swings through. Measure the depth to the glass and to anything that sticks out; the designer checks it against the louver size you pick.
Condos and apartments
48% of homes are in buildings of two or more units. Balcony and patio doors suit bypass or bifold panels rather than hinged ones, which need floor space to swing. Check what your condo corporation allows to show from outside before you order: most rules are about the colour seen through the glass.
Semis and row houses
19% of homes share a wall with the next one. Their front windows face the street side by side with the neighbours', so many owners pick a louver size and a white or off-white finish that sit well beside the houses on either side. Bay windows on semis usually need a separate panel set for each face.

Humid summers
Hot days and 1,649 mm of precipitation make for heavy summer air. Wood swells when it's humid, so give kitchens, bathrooms and laundry rooms some air: run the fan after a shower and tilt the louvers open so steam doesn't sit behind them.
Summer sun
On the 11 days a year above 30 °C, closed louvers keep direct sun off the glass and out of the room. In a window that takes afternoon sun, white and light paint finishes stay cooler to the touch than dark stains.
