Homes in Kelowna
Kelowna's 62,210 occupied homes are a mix: 43% detached houses, 43% apartments or units in buildings of two or more homes and 13% semi-detached and row houses.
Much of Kelowna is new: 37% of homes were built 2001 or later, and only 32% in 1980 or earlier. 65% of homes are lived in by their owners.
In nearby Penticton, 44 km away, 46% of homes were built in 1980 or earlier, so Kelowna's windows are on the whole newer. Nationally, Kelowna's homes are newer than those in 72% of the 167 Canadian cities we have census figures for.

Shallow openings
37% of homes were built in 2001 or later. Newer windows are often set close to the room side of the wall, and handles, cranks and alarm sensors stick out into the space a louver swings through. Measure the depth to the glass and to anything that sticks out; the designer checks it against the louver size you pick.
Condos and apartments
43% of homes are in buildings of two or more units. Balcony and patio doors suit bypass or bifold panels rather than hinged ones, which need floor space to swing. Check what your condo corporation allows to show from outside before you order: most rules are about the colour seen through the glass.

Months of hard sun
With 29 days a year above 30 °C, sun on the window is the main thing shutters do here. Closed louvers stop direct sun before it reaches the room; angled up, they still let light bounce off the ceiling. On south and west windows, white and light finishes stay cooler and show fading less than dark stains; keep stains for windows out of the afternoon sun.
Cold winters
With 135 days at or below freezing a year, warm room air meets cold glass for months. Shutters closed tight overnight hold that air against the window, so condensation can collect on the sill: tilt the louvers open in the morning, and wipe the sill on windows that often run wet.
