Pulte Homes upgrades: what to choose at the Design Center, and what to add after closing

The Design Center, the build meetings, the warranty, and which upgrades are better left until you have the keys.
Level 1 (flat) moulding, paint stage 1, 3½-inch louvers, tilting open and closed.

Updated

The short version: at the Pulte Design Center, spend on what goes into the walls, floors and layout, because that’s what’s hard to change later. Use the pre-drywall meeting to check wiring you’ll want for fans and lights. Leave window coverings, and most things fixed to finished surfaces, until you have the keys.

Shutter Boys and Shade Boys aren’t connected with Pulte Homes. What follows about Pulte Homes comes from its own published pages, linked in the sources; the rest is our own advice.

How a Pulte home comes together

Pulte sets out its process in five steps: find your home, design and purchase it, build it, close on it, and understand its warranty[2]. Design comes after you sign the purchase agreement and finalize the floor plan and structural options. Pulte suggests saving design ideas in an Owner’s Entry account and choosing finishes at a design appointment, and notes that once design changes are final, the lender has to approve the new total price[2]. That last point matters for budgeting: every option you add at the Design Center becomes part of the price you finance.

Pulte calls the construction stage its Build Quality Experience. Its own description lists ten steps, from meeting your Field Manager through foundation, frame and pre-drywall inspections, an orientation, a final inspection and a celebration tour of the finished house, then feedback about 90 days after move-in and again after a year[3]. The buying-process page names the four meetings you attend: an introduction to your Field Manager, a Pre-Drywall Orientation, a Pre-Closing Orientation and the Celebration[2].

The Pulte timeline, and where window coverings fit

What to choose at the Design Center, and what can wait

Pulte describes its Design Center as a place to “explore a refined selection of sought-after features and finishes” after you’ve picked your home[1]. If you buy remotely, Pulte’s online process has the consultant “point out what’s standard and what’s an upgrade” on a video tour and bring samples to video design appointments[4]. Ask for that standard-versus-upgrade list in writing for your plan; it’s the most useful document you’ll get before the appointment.

Our rule of thumb, not Pulte’s advice:

  • Choose at the Design Center: structural options, cabinetry and layout, flooring, tile, plumbing fixtures, and anything that needs wiring or blocking inside a wall. These are disruptive and expensive to change once the drywall is up and the floors are down.
  • Choose before drywall, even if you buy the item later: ceiling boxes rated for fans, outlets for a future motorized shade, and conduit for a future EV charger. Pulte’s pre-drywall step is when the electrical work is reviewed[3]; it’s the cheapest moment to ask for a box or an outlet.
  • Leave until after closing: window coverings, many light fixtures, hardware and decor. They attach to finished surfaces, so they don’t open walls, and you’ll choose better once you’ve seen the morning and afternoon light in each room.

Window coverings in a Pulte home

None of the Pulte pages we read list window coverings among the Design Center selections[1], so most owners add their own after closing. Ask your Design Center whether your community offers any; if it does, ask whether they’re fitted before closing and what they’re made of, so you can compare.

New subdivisions put neighbours close, so bedrooms usually come first. A made-to-measure 36 × 60 in bedroom shutter in poplar, flat moulding and 3½ in louvers, is $400 – $500 before tax and shipping. Prices for every size

Fitting shutters without creating a warranty question

Pulte’s warranty flyer describes a 10-year limited structural warranty covering “footings, bearing walls, beams, girders, trusses, rafters, bearings, columns, lintels, posts, structural fasteners, subfloors, and roof sheathing”, and says the full terms, conditions, exclusions and limitations are on pulte.com[5]. The national warranty booklet for homes before September 1, 2024 splits coverage this way: materials and workmanship for one year; heating, air conditioning, electrical and plumbing for two years; “certain kinds of water infiltration and internal leaks” for five years; structural elements for ten[6]. Centex, PulteGroup’s other brand, publishes the same 10-year limited structural warranty highlights[8]. Check the documents for your own home; terms change.

Damage caused while fitting anything to a window is generally yours to fix, not the builder’s. Four habits help:

  • Photograph every window before you fit anything. Dated photos of clean frames and sills settle who caused what.
  • Report window problems first. Pulte has a warranty service request process, with Customer Care Coordinators available Monday to Friday, 8 am to 5 pm, and emergency after-hours service for limited items[7]. Get a sticking sash or a cracked sill fixed before a shutter frame covers it.
  • Know what you’re screwing into. Our install guide fixes the frame into the window opening. If you can’t tell whether a screw would go into the window unit itself, ask Pulte before you drill, especially during the water-infiltration coverage period.
  • Keep the window’s own hardware free. Check that locks, tilt latches and any cranks still work with the shutter in place. Our casement guide covers crank clearance.

Matching shutters to Pulte trim

New-home trim is usually painted in one colour throughout, and shutters look best when they read as part of it rather than as a slightly different white beside it. White is our standard colour; if your trim isn’t close to it, the designer lets you name a paint colour to match. Get the brand, colour name and sheen from your design selections or your Owner’s Entry account before closing. The same colour in a different sheen looks like a different colour on louvers, which catch the light at every angle.

Questions to ask your Pulte Design Center

These are questions, not claims about what Pulte offers; answers vary by community.

  • Which features on my plan are standard, and which are upgrades? Can I have that list in writing?
  • Does this community offer any window coverings, and are they fitted before closing?
  • What paint brand, colour and sheen is the interior trim?
  • Which ceilings will have fan-rated boxes, and can I add one before drywall?
  • Are the windows single-hung, sliding or casement, and how deep is the opening from the trim to the glass?
  • Is there anything you’d rather I didn’t fix to inside a window opening during the warranty period?

Two answers matter most for shutters: the trim colour decides the colour match, and the window depth decides which louver size tilts freely. For the money side of buying, the Consumer Financial Protection Bureau’s Owning a Home guide walks through loan options, lender offers and closing[9].

After closing: what Pulte owners add

Once you’ve moved in, these are the upgrades most new-home owners get to in the first year. Timing and approval are our rule of thumb; check your community’s rules before anything goes on the outside of the house.

Upgrades Pulte buyers often add after closing, with when to do them and whether an HOA usually reviews them
UpgradeWhenHOA review?Where to start
Window coveringsBedrooms in the first weeks; the rest when you’ve lived with the lightUsually only what shows from the streetOur made-to-measure wood shutters, or Shade Boys’ roller, zebra and cellular shades. Cordless if there are children at home.

What a new four-bedroom house adds up to

Most owners don’t cover every window on move-in day. Bedrooms go first, the main floor next, and the bathroom and stair windows last:

A made-up four-bedroom home (not a Pulte plan) priced in stages: poplar, flat moulding, paint stage 1, 3½ in louvers, US dollars before tax and shipping
StageOpeningsPrice
First: bedroomsfour bedroom windows, 36 × 60 in$1,620 – $1,980
Then: main floorthree 48 × 60 in windows and a 72 × 80 in sliding door$2,700 – $3,300
Last: the resttwo 24 × 36 in bathroom windows and a 36 × 48 in stair window$640 – $800
The whole houseall twelve openings$4,960 – $6,080

Each window is priced on its own, so the stages add up to the whole; splitting an order only means each part ships separately. Keep the louver size, moulding and colour the same from the first order so later rooms match. The designer prices your own sizes in a few minutes.

Outside, and the rooms where shades suit better

Shutter Boys makes wood shutters. Our sister company, Shade Boys, makes the rest: windproof motorized patio shades that run in side tracks, for a covered patio or porch, which you can fit yourself or have a local installer fit, and indoor roller, solar and patio door shades made to measure. A sliding door or a wide wall of glass is often better served by a shade than a shutter; bedrooms and street-facing windows are where shutters earn their keep.

Anything fixed to the outside of the house usually goes to the homeowners association first. Ask for its architectural review form before you order patio shades, and expect it to ask for the colour, the mounting and a photo of a similar product. Shade Boys’ HOA guide covers what boards usually look for on the windows; no product is approved everywhere, because each association decides for itself.

Common questions

Does Pulte offer blinds or shutters at the Design Center?

Pulte’s Design Center page describes “a refined selection of sought-after features and finishes” without listing window coverings, and none of the Pulte pages we read mention them. Ask your Design Center; if they aren’t offered in your community, plan to add them after closing.

What does the Pulte warranty cover?

Pulte offers a 10-year limited warranty. Its national warranty booklet for homes before September 1, 2024 splits it into one year for materials and workmanship, two years for heating, air conditioning, electrical and plumbing, five years for certain water infiltration and internal leaks, and ten years for structural elements. Read the warranty documents for your own home, because terms change.

When should I measure for shutters in a new Pulte home?

After closing, once the trim and sills are in and any window items from your final walk-through punch list are fixed. Shutters are made to the finished opening, so a measurement taken during construction can be off by the time they arrive.

Which Pulte upgrades are worth choosing before construction?

The ones built into the walls, floors and layout: structural options, cabinetry, flooring, tile, plumbing and anything that needs wiring before drywall. Things fixed to finished surfaces, like window coverings, can wait until you’ve lived with the light in each room.

Will fitting shutters affect my Pulte warranty?

Pulte’s warranty highlights say terms, conditions and exclusions apply and point to the full document. Damage you or a contractor cause while fitting anything is usually yours, not the builder’s, so photograph the windows first and report any window problems through Pulte before you fix shutters over them.

Is Shutter Boys connected to Pulte Homes?

No. We make made-to-measure wood shutters that many new-home owners add after closing. Everything here about Pulte and Centex comes from their own published pages.
