Homes in Draper

Draper is a city of houses: of its 17,448 homes, 62% are detached, 16% are townhouses and other attached houses and 22% are apartments or units in buildings of two or more homes.

Much of Draper is new: 62% of homes were built 2000 or later, and only 5% before 1980. The median home dates from 2003. 69% of homes are lived in by their owners.

Of the 18 Utah cities we have census figures for, Draper has some of the newest homes. In nearby Sandy, 5 miles away, 42% of homes were built before 1980, so Draper's windows are on the whole newer. Nationally, Draper's homes are newer than those in 97% of the 881 US cities we have census figures for.

Shallow openings

62% of homes were built in 2000 or later. Newer windows are often set close to the room side of the wall, and handles, cranks and alarm sensors stick out into the space a louver swings through. Measure the depth to the glass and to anything that sticks out; the designer checks it against the louver size you pick.

Choosing a louver size

Rounded drywall corners

95% of homes here were built from 1980 on, and many houses of that era have rounded ("bullnose") drywall corners around the windows instead of square returns. A shutter can't sit flat against a curve: choose an outside mount with a frame that clears the corner, or an inside mount if the flat part of the opening is deep enough for your louvers.

How to measure

Townhouses

16% of homes share a wall with the next one. Their front windows face the street side by side with the neighbours', so many owners pick a louver size and a white or off-white finish that sit well beside the houses on either side. Bay windows on townhouses usually need a separate panel set for each face.

Whole-house orders

With 62% of homes detached, most orders here cover a whole house: bedrooms, a patio door, perhaps a bay. Put every window in one list in the designer so the louver size and colour match from the street, and if you have an HOA, send it the drawings before you order.

Cold winters

With 117 freezing nights a year, warm room air meets cold glass for months. Shutters closed tight overnight hold that air against the window, so condensation can collect on the sill: tilt the louvers open in the morning, and wipe the sill on windows that often run wet.

Why poplar

Summer sun

On the 78 days a year above 90°F, closed louvers keep direct sun off the glass and out of the room. In a window that takes afternoon sun, white and light paint finishes stay cooler to the touch than dark stains.
