Homes in San Jacinto

San Jacinto is a city of houses: of its 15,420 homes, 75% are detached, 4% are townhouses and other attached houses and 7% are apartments or units in buildings of two or more homes.

Much of San Jacinto is new: 51% of homes were built 2000 or later, and only 24% before 1980. The median home dates from 2000. Owners live in 75% of homes.

In nearby Hemet, 4 miles away, 42% of homes were built before 1980, so San Jacinto's windows are on the whole newer. Nationally, San Jacinto's homes are newer than those in 82% of the 881 US cities we have census figures for.

Manufactured homes

13% of homes are mobile or manufactured homes, whose windows usually sit in thin walls with little depth inside the opening. An outside mount on a frame is the reliable choice there, fixed into the framing around the window rather than the thin wall panel.

Why poplar

Shallow openings

51% of homes were built in 2000 or later. Newer windows are often set close to the room side of the wall, and handles, cranks and alarm sensors stick out into the space a louver swings through. Measure the depth to the glass and to anything that sticks out; the designer checks it against the louver size you pick.

Choosing a louver size

Rounded drywall corners

76% of homes here were built from 1980 on, and many houses of that era have rounded ("bullnose") drywall corners around the windows instead of square returns. A shutter can't sit flat against a curve: choose an outside mount with a frame that clears the corner, or an inside mount if the flat part of the opening is deep enough for your louvers.

How to measure

Whole-house orders

With 75% of homes detached, most orders here cover a whole house: bedrooms, a patio door, perhaps a bay. Put every window in one list in the designer so the louver size and colour match from the street, and if you have an HOA, send it the drawings before you order.

Dry air

Only 12.4 inches of precipitation a year, and days and nights about 28°F apart. Dry air pulls moisture out of wood, so poplar louvers can shrink very slightly through their first dry season; that's normal for real wood.

Why poplar

Months of hard sun

With 120 days a year above 90°F, sun on the window is the main thing shutters do here. Closed louvers stop direct sun before it reaches the room; angled up, they still let light bounce off the ceiling. On south and west windows, white and light finishes stay cooler and show fading less than dark stains; keep stains for windows out of the afternoon sun.

Why poplar

Dry summers, wet winters

Barely any of the year's precipitation falls in June, July and August; most comes in the cool months. Wood takes on moisture in the wet season and gives it back in the dry one, so expect the panels to feel slightly tighter in winter than in summer. Fit them in the season you're in, and leave the hinge screws a quarter turn from tight until they've been through both.
