Homes in Lancaster

Lancaster is a city of houses: of its 55,273 homes, 70% are detached, 2% are townhouses and other attached houses and 21% are apartments or units in buildings of two or more homes.

The 1980s and 1990s built 42% of today's homes, more than any other period we count. 34% are older than that and 25% newer. The median home dates from 1986. 60% of homes are lived in by their owners.

In nearby Palmdale, 8 miles away, 19% of homes were built before 1980, so Lancaster's windows are on the whole older. Nationally, Lancaster's homes are newer than those in 72% of the 881 US cities we have census figures for.

Manufactured homes

7% of homes are mobile or manufactured homes, whose windows usually sit in thin walls with little depth inside the opening. An outside mount on a frame is the reliable choice there, fixed into the framing around the window rather than the thin wall panel.

Why poplar

Whole-house orders

With 70% of homes detached, most orders here cover a whole house: bedrooms, a patio door, perhaps a bay. Put every window in one list in the designer so the louver size and colour match from the street, and if you have an HOA, send it the drawings before you order.

Rounded drywall corners

66% of homes here were built from 1980 on, and many houses of that era have rounded ("bullnose") drywall corners around the windows instead of square returns. A shutter can't sit flat against a curve: choose an outside mount with a frame that clears the corner, or an inside mount if the flat part of the opening is deep enough for your louvers.

Dry air

Only 6.9 inches of precipitation a year, and days and nights about 30°F apart. Dry air pulls moisture out of wood, so poplar louvers can shrink very slightly through their first dry season; that's normal for real wood.

Why poplar

Summer sun

On the 109 days a year above 90°F, closed louvers keep direct sun off the glass and out of the room. In a window that takes afternoon sun, white and light paint finishes stay cooler to the touch than dark stains.
