Homes in Irvine
Irvine's 120,206 homes are a mix: 37% detached houses, 42% apartments or units in buildings of two or more homes and 19% townhouses and other attached houses.
Much of Irvine is new: 53% of homes were built 2000 or later, and only 21% before 1980. The median home dates from 2002. Most homes are rented: owners live in only 44%.
In nearby Tustin, 4 miles away, 47% of homes were built before 1980, so Irvine's windows are on the whole newer. Nationally, Irvine's homes are newer than those in 85% of the 881 US cities we have census figures for.

Shallow openings
53% of homes were built in 2000 or later. Newer windows are often set close to the room side of the wall, and handles, cranks and alarm sensors stick out into the space a louver swings through. Measure the depth to the glass and to anything that sticks out; the designer checks it against the louver size you pick.
Rounded drywall corners
79% of homes here were built from 1980 on, and many houses of that era have rounded ("bullnose") drywall corners around the windows instead of square returns. A shutter can't sit flat against a curve: choose an outside mount with a frame that clears the corner, or an inside mount if the flat part of the opening is deep enough for your louvers.
Townhouses
19% of homes share a wall with the next one. Their front windows face the street side by side with the neighbours', so many owners pick a louver size and a white or off-white finish that sit well beside the houses on either side. Bay windows on townhouses usually need a separate panel set for each face.
Apartments and condos
42% of homes are in buildings of two or more units. Balcony and patio doors suit bypass or bifold panels rather than hinged ones, which need floor space to swing. Check what your HOA or building allows to show from outside before you order: most rules are about the colour seen through the glass.
A whole house in Irvine
The most common home in Irvine has two bedrooms: 31% of homes. 25% have four bedrooms or more, and 20% have one or none. The median home has 4.6 rooms.
Apartments are the most common kind of home here. Across the US, the middle home among apartments in buildings of five or more units has 3 to 5 windows (EIA, 2020). Shuttering that many windows at a typical bedroom-window size comes to roughly $900 to $2,000. For scale, that's about 0.1% of the median home value here, $1,191,500 (owners’ estimates, 2020–2024).

Price your own windowsWorking from home
28% of workers here worked from home in the 2020–2024 survey years, more than in 92% of the 881 US cities we have figures for. Glare on a screen comes from direct sun and bright sky behind or beside it. Louvers tilted up throw daylight at the ceiling instead, so the room stays bright and the screen stays readable; wider louvers give the clearest view when you open them.
Young children at home
6.1% of people in Irvine are under five, more than in 64% of the 881 US cities we have figures for. Shutters have no cords or chains at all: the louvers tilt with a rod or by hand, so there's nothing to hang within a child's reach. US rules for cords on custom blinds and shades are still being rewritten; ours never had any.

Dry summers, wet winters
Barely any of the year's precipitation falls in June, July and August; most comes in the cool months. Wood takes on moisture in the wet season and gives it back in the dry one, so expect the panels to feel slightly tighter in winter than in summer. Fit them in the season you're in, and leave the hinge screws a quarter turn from tight until they've been through both.
Dry air
Only 14.2 inches of precipitation a year, and days and nights about 25°F apart. Dry air pulls moisture out of wood, so poplar louvers can shrink very slightly through their first dry season; that's normal for real wood.
