To begin this post I wanted to go back to my favorite topic which is choosing the perfect windows treatments for a home or condo. If you aren’t familiar with them they are a type of window covering typically made of vinyl, aluminum, fabric, composite material (wood), plastic or glass. They include anything like shades, drapes, vertical blinds, roman shades, pleated shades, roller shades, cellular shades, Venetian blinds, horizontal slats, honeycomb shades, faux wood blinds, woven curtains, blackout curtains etc… Basically almost every type of window covering exists. So lets dive into the world of choices. When people walk into your newly built space many things strike them first but none more than those beautiful windows and doorways. People love how welcoming it feels when walking inside. However, windows take work to keep well maintained. A lot goes behind making them look good and perform well and keeping them clean. One thing most people forget until something breaks is that windows are not cheap. While the overall price tag varies greatly depending upon what style, size, materials used and quality desired, most brands range anywhere from $800-$4200 per pair. These prices usually include an initial cost estimate plus labor costs associated with installing your windows. And while I realize these numbers seem high, we’re talking real dollars here. But you shouldn’t be forced into spending a few grand simply because someone told you “windows are expensive”. But if you are considering adding value to your property and living in a place you love (or already own), this investment makes absolute sense.
2nd step – Window Material & Design Styles
Before jumping straight into thinking about hardware design, first consider whether you’d prefer traditional blinds or shutters. When planning for an addition, or remodel, both options offer similar visual appeal, function and ease of maintenance, but each offers unique benefits depending on your preferences; read below for a quick overview. Blinds have traditionally offered superior privacy, while modern shutters provide increased energy efficiency and noise reduction. For example, shutters often come equipped with thermal dampening properties in order to block wind driven rain/noise. They work well within a range of temperatures, making them ideal for hot climates. Additionally, shuttered designs can include screens to allow additional airflow during winter months. While traditional shades will typically run anywhere around $250+ dollars installed, new designs can be found starting at under $100.
WHAT ARE California Shutters?
California shutters are made from either real wood or composite materials like plywood or particle board. They come with different styles, sizes (including custom options), colors, textures, and finishes. They offer many benefits including privacy, security, energy savings, noise reduction, and even insulation properties. They provide protection against sun damage, rainwater penetration, insects, and other environmental threats while adding curb appeal to homes and condos alike.
HOW TO INSTALL THEM ON YOUR HOUSE/CONDO.

1. Measure window frames and windows for proper sizing and placement in order to ensure they will fit correctly once installed.
2. Install the top rail first, then attach each track piece to the bottom rails, making sure to space them evenly apart and ensuring no parts overlap. If installing on wood siding, be careful not to split, crack, or dent the surface.
3. Attach each side frame piece to both sides of the top bar. Use a drill press, hammer, screwdriver, or nail gun to secure these pieces into place. Once attached, use shims under the tracks to help position the panels properly.
4. Secure each panel to the track system using screws driven through holes drilled near the ends of the panels and the rails. Be mindful that some models feature decorative nails on a portion of the panels for aesthetic purposes. These should be removed prior to installation.
5. After attaching each individual panel to the track system, check for gaps and overlaps and adjust accordingly. Make sure the panels sit snugly together without allowing air to pass underneath. Also consider whether you want to cover the gap created between adjoining panels with trim molding.
6. When ready, install any remaining hardware components such as hinges, locks, latches, rollers, handles, pull chains, and other accessories. Some manufacturers include mounting brackets that allow you to hang curtains off the wall instead of relying solely on gravity.
7. Hang your curtains to dry and enjoy the beauty of a well-designed home improvement project.

If you are lucky enough to receive some extra cash during tax season, consider paying someone else to perform these installations. But, if you are doing them yourself, read through each section carefully.
Before starting the job, get a written estimate. Make sure to include everything—whether you expect the price of materials to exceed $2K or whether you’d prefer vinyl windows instead of aluminum. Include the cost of removing old paint, scraping rotten fascia boards, caulking around flashing holes/stubbed edges, painting the trim pieces and roofline, repairing gutters, fixing drainage problems, replacing defective parts such as flashing, sealant and caulk joints. Also ask whether additional costs apply because of unusual conditions or special circumstances. Don’t forget to account for weatherization work, which includes insulation, ventilation system upgrades, air sealing, thermal envelope improvements, building automation systems and energy management devices. These will save us tons of headache down the road (which should translate to saving you lots of stress while doing it), AND they will most certainly ensure your experience is amazing. So grab your beer of choice, sit back into those comfy leather recliners, and enjoy our best seven tips!
1. Measure twice, Cut Once
First things first; measure your windows properly. Most people are under the impression that “shutters” come in sizes like 1/2″ x 3⁄8 inch, but this could lead to issues if you buy them that size. Instead, use proper sizing tools, and take multiple measurements along the length and width of each window. Then simply round up to the closest standard measurement. For instance, instead of measuring 4′ 10″ at the widest part, just go ahead and say 5′ 8″ (or something similar).
Second thing, get your material measured too. Some materials, like vinyl siding and aluminum roofing products, are pre-sized. While these aren’t typically problematic from an aesthetic point of view, it does mean you are going to have less flexibility than you would expect. For example, you wouldn’t see yourself able to easily cut 2×4 sheets to fit around your house, because your sheet isn’t designed to fit the space that well. As a result, we highly recommend that you always check your material’s dimensions against the actual finished product. Otherwise, you can wind up cutting down an entire roll of vinyl siding only to find that the pieces don’t actually meet up nicely once installed. Which leads me to tip #3 below.

1. Size & Style:
When shopping, size and shape should be considered first. If you are not able to fit a particular window opening, it won’t matter which style you get. But remember, larger windows usually mean more square footage and therefore bigger savings. Also, you should always ask yourself “How many times am I going to use these?” Do you only live there temporarily or permanently? Will these shutters stay there forever? “I recently had the wood shutters installed by Marco in my 2800 sq ft new built house. Its a corner lot, and there were 33 windows and a patio door to be dressed up by the wood shutters. The price was very competitive and the quality was superb. Marco and his team did a great job and the whole installation was completed in one afternoon.
